Lehi window cleaners spend their spring and fall on the glass towers along Silicon Slopes, timing lift work to the narrow stretches when the wind and the tech campuses’ schedules both cooperate. The rest of the work is spread across retail and office space near Thanksgiving Point and Pioneer Crossing, big-window new construction in Traverse Mountain, and HOA and multifamily accounts strung along the I-15 corridor. Contracts have gotten more demanding as that work has grown, and the insurance a property manager or facilities team asks for now often goes well beyond what the state requires.
Utah doesn’t license window cleaners, but the contracts still make demands
Utah is one of the clearer states on this point. Utah Admin. Code R156-55a-301 lists building cleaning and window washing among the activities that don’t require a contractor license. If a crew also takes on work that carries its own license, glass installation or electrical work being the common examples, that piece of the job still needs the right credential even though the window cleaning itself doesn’t.
Being exempt from licensing doesn’t make insurance optional in practice. Tech campus facilities teams and larger property managers routinely ask for general liability of at least $1 million per occurrence, additional insured status, primary and noncontributory wording, and a waiver of subrogation, and the bigger Lehi campuses often want an umbrella layered on top of that. Utah’s contractor GL floor doesn’t technically reach exempt window washers, but plenty of Lehi contracts ask for numbers close to it anyway, so it’s worth quoting to that standard rather than the state minimum. Business registration with the state and a check of Lehi’s own city licensing rules round out the paperwork side.
Winter, wind, and workers compensation in Utah County
Ice on ladder rails, cold hands on rope, and canyon wind funneling down onto a lift all show up in Utah County winters, and falls are what drive the cost of insuring a window cleaning crew. Utah generally requires employers with employees to carry workers compensation, and carriers tend to price crews more favorably when they can see a written fall protection plan and a real weather stop policy rather than a judgment call made on site. Federal OSHA’s rope descent rule, which Utah’s state program has to at least match, requires written anchor certification from the building owner before anyone ties off. That certification needs to be on file for every high-rise job, not just produced after the fact if something goes wrong.
The coverage that actually fits this work
- General liability covers damage to property that isn’t yours and injuries to people outside the company: a squeegee dropped into a parking structure below, water pushed past a window seal into a server room, a ladder that scuffs a new lobby floor. Ask how a given policy treats damage to the glass itself, since a lot of GL forms limit that specific exposure.
- Commercial auto covers the vans, trucks, and lift trailers moving between jobs around Utah County, along with hired and non-owned auto for the errands employees run in their own vehicles.
- Inland marine covers water-fed poles, pure-water systems, rope and harness gear, and ladders, plus rented equipment coverage for the boom lifts that get pulled in for taller jobs.
- Umbrella adds the higher limits that tech campuses and larger property managers are increasingly asking for as a condition of the contract.
- Workers compensation covers the crew doing the actual climbing, rappelling, and lift work, which is where the real injury risk sits on a job like this.
