Nevada Commercial Rental Property Insurance: What Owners Should Know

If you own a commercial building in Nevada and lease it to a business, your insurance has two jobs that most owners never separate. It has to cover the building, and it has to cover you as the owner when something happens on the property. Nevada commercial rental property insurance does both. Here is what building owners in Henderson, Las Vegas, Reno, and across the state should understand.

Two jobs your policy has to do

The first job is the building. A fire, a storm, or a burst pipe can damage the structure. Commercial property coverage pays to repair or rebuild it.

The second job is liability. You own the lobby, the walkways, the parking lot. A visitor gets hurt there, and you can be sued. Lessor’s risk coverage answers those claims.

Lessor’s risk does not rebuild your building. The two are separate coverages. A Nevada landlord needs both.

Nevada’s commercial market keeps shifting

Henderson and Las Vegas keep adding retail, office, and industrial space. Tenants turn over. A clothing store leaves and a fitness studio or a kitchen moves in.

That changes your risk. Carriers rate your building partly on your tenants. A restaurant with a commercial kitchen is a different exposure than a quiet office. In a mixed-tenant building, the highest-hazard tenant can drive your premium and your eligibility.

The lease is your risk-transfer tool

Your tenant needs their own insurance, and your lease makes that happen. Three terms matter most.

Name yourself as additional insured on the tenant’s liability policy. Require primary and non-contributory wording. Require a waiver of subrogation.

Then prove it. A certificate of insurance is only a snapshot. The endorsement is what actually grants you the coverage. Collect the endorsements, and collect fresh ones when the tenant renews.

Don’t get caught underinsured

Many Nevada owners insure to what they paid. A claim does not pay market value. It pays to rebuild.

Insure to replacement cost, and revisit the number as construction costs climb. If your limit is too low, a partial loss can be reduced by a coinsurance penalty.
