Lehi Mobile Detailing Insurance: Garages, Campuses, and Utah Rules

A Utah County detailing business runs two different jobs depending on the month. In January, the work is a salt-caked crossover that spent a week commuting on I-15, and the only place to clean it properly is a heated garage in Traverse Mountain. By July, the same crew is out at a Silicon Slopes campus, running a fleet of vehicles through a corporate parking lot on an employee-perk contract. Your insurance needs to hold up for both jobs, not just the easier one.

This page covers what’s specific to Lehi and Utah County. For the full rundown on detailing coverage, see our mobile detailing insurance guide.

Working inside a customer’s garage

Driveway work and garage work aren’t the same risk. Once you’re inside, you’ve got water and chemicals running across an epoxy floor, a generator or pressure washer working in an enclosed space, and a car getting moved past someone else’s storage shelves and parked vehicles. General liability covers injury to people and damage to property that isn’t yours, but most GL forms cap or exclude damage to the vehicle you’re actually working on. That’s what garagekeepers coverage is for. Ask your agent how it applies when you’re the one moving the customer’s car in and out of a tight space, since that’s exactly where claims tend to happen.

Campus contracts and certificate requests

Tech campuses along Silicon Slopes, and the office parks around Thanksgiving Point and Pioneer Crossing, increasingly bring in mobile detailers as an employee perk. The facilities team that signs off on a vendor almost always wants a certificate of insurance before your truck sets foot on the lot, and the contract usually asks for more than a certificate: additional insured status, a waiver of subrogation, and umbrella limits stacked on top of your primary policy. Send that contract language to your agent before you sign it. A certificate can only reflect what your policy actually says, and it’s a bad time to find out the gap exists after you’ve already agreed to the terms.

Lehi’s stormwater rules

Lehi City Code 9-3-6 prohibits putting anything but stormwater into the city’s storm drain system, and the city can require best management practices at the responsible party’s expense if that rule gets violated. Lehi’s own guidance on car washing is direct about this: washing on a driveway, street, or parking lot sends soap, detergents, and oils straight into the storm drains. The city even tells property owners not to allow car wash fundraisers on their pavement.

For a mobile detailer, this means some property managers will restrict where and how you can wash on their lot. Containment mats, reclaim systems, or waterless methods may end up being the price of the contract rather than an optional upgrade. Standard general liability policies generally exclude pollution, so if you carry meaningful volumes of chemicals or wastewater runoff is part of your daily reality, ask separately about pollution coverage. It’s not automatically included, and it’s not something you want to discover you’re missing after a spill.

Coverage a Lehi detailing business usually carries

Coverage What it’s for
General liability Injuries and property damage around the job, including inside a customer’s garage
Garagekeepers Damage to a customer’s vehicle while it’s in your care
Commercial auto Your rig and trailers, plus hired and non-owned auto, see our business auto insurance page
Inland marine Equipment carried on the rig, including water systems and pumps that can freeze in an unheated trailer
Workers’ compensation Required in Utah once you have employees
Umbrella The extra limit campus and property management contracts tend to require

Licensing notes for Utah

Detailing isn’t construction, so a Utah contractor license doesn’t come into play here. You’ll still need state business registration and a Lehi business license before you start taking jobs in the city. If your crew also pressure washes driveways, buildings, or fleet yards on the side, that’s a different coverage conversation. Our Lehi pressure washing insurance page covers it.
