Henderson converts lawns on a schedule the desert writes. Southern Nevada Water Authority rebates pay homeowners and HOAs to rip out turf and put in drip, rock, and desert plants. City of Henderson adds its own supplement on top. Crews work those conversions at dawn, because 110 degree pavers will burn hands and wilt new plantings by noon. Henderson landscaping contractor insurance has to fit that reality. It covers the crew on the drip install and the trencher in the trailer parked off Water Street.
What Henderson Landscaping Contractor Insurance Should Cover
The core package looks the same here as anywhere. General liability responds when your work damages someone else’s property or injures a third party. Workers compensation covers your crew, and Nevada requires it for contractors with employees. Commercial auto covers the trucks running between Anthem, Inspirada, and the older neighborhoods off Boulder Highway. An inland marine floater covers mowers, trenchers, and trailers wherever the job travels.
Henderson’s work mix adds two pressure points. First, Water Smart Landscape conversions and HOA contracts here run large. Nevada attaches a monetary limit to every license, and that limit caps the size of any single contract. A landscaper licensed at $250,000 cannot take a $900,000 community conversion. The boards that award those contracts check. Second, turf kill and weed control make chemical drift the claim to plan for. Policies handle pesticides and herbicides three different ways: by pollution exclusion, by a limited applicator endorsement, or by a separate pollution policy. Those differences deserve a conversation before you bind. Our landscaping contractor insurance guide walks through all three.
Nevada Licensing Rules for Henderson Landscapers
The Nevada State Contractors Board licenses landscape work under the C-10 Landscape contracting classification. Applicants document four years of experience within the prior fifteen years and pass a trade exam plus the Contractor Management Survey exam. C-10 covers planting, irrigation, xeriscape materials, and hydroseeding. Hardscape is capped. Walkways using brick or stone cannot exceed 200 square feet. Patio areas cannot exceed 400 square feet. Landscape retaining walls cannot exceed 3 feet. Each license also carries a bond, set by the board between $1,000 and $500,000 based on the monetary limit and the company’s finances. Contractors doing residential work also pay into the Residential Recovery Fund. Nevada does not make general liability a licensing checkbox the way Utah does. Even so, the general contractors and HOA managers awarding Henderson work will not look at a bid without a certificate. Most now want $1 million per occurrence or more.
The Rebate Work That Fills Henderson Calendars
SNWA has paid rebates on more than 250 million square feet of lawn conversions since 1999. Residential properties currently receive $5 per square foot on the first 10,000 square feet. City of Henderson adds a $575 supplement for its utility customers, plus $50 per qualifying tree. Business and HOA properties have a separate schedule, and nonfunctional grass around commercial complexes faces a 2027 irrigation cutoff. That volume is real Henderson revenue. It is also real insurance exposure. Turf kill with herbicide, drip trenching, and plant install all sit on the same job. A conversion that starts before the required pre conversion visit can also create a contract dispute the rebate will not cover.
Growing a Professional Landscape Operation Here
Henderson rewards landscapers who run conversions by the book. The Southern Nevada Water Authority Water Smart Landscapes rebate requires a pre conversion site visit before any turf comes out. Starting early makes the job ineligible. Drip, plant coverage, and a recorded easement all sit in the program conditions. Written standards settle the disputes that otherwise turn into claims. Pair that with clean certificates and the right C-10 classification. Then add an agent who knows the difference between a weekly mow book and a design build conversion book.
