Lehi Handyman Contractor Insurance: Utah’s Three Tiers and Builder Punch Lists

Lehi handyman contractor insurance: worker installing baseboard in a new-build Utah home

Lehi punch lists follow the framers. New homes from Traverse Mountain down toward the city center need baseboard, closet rods, and door hardware before the buyer walks. A $2,400 punch package looks like handyman work until Utah’s filing rules say otherwise. Lehi handyman contractor insurance has to satisfy those rules. It also has to satisfy the builders who will not let an uninsured crew on a lot.

Utah’s Three Tiers, Stated in Order

Utah does not treat every small job the same way. Jobs under $3,000 in labor and materials need no contractor filing. The next band, $3,000 to under $7,000, requires a handyman affirmation of exemption with the Division of Professional Licensing. Anything at $7,000 or more requires a contractor license. Plumbing, electrical, and HVAC work sit outside that exemption at any dollar amount. The affirmation is not a license. It is a filing that you carry the insurance the division requires, with the division named as certificate holder.

Licensed specialty contractors in Utah now carry general liability of $1 million per occurrence and $2 million aggregate. That floor has been live since April 20, 2026. Plenty of pages still print the old $100,000 and $300,000 minimums. A few print a $3 million aggregate from the February proposal, which is not the adopted licensed floor. We verify against the division’s current requirements. Our handyman contractor insurance guide covers how the class changes when a job leaves the affirmation and enters a license.

What Lehi Handyman Contractor Insurance Needs Once You License

The usual licensed class for this book is R101 Residential and Small Commercial Non Structural Remodel and Repair. It is not S270 paint. It is not S330 landscape. The path runs through a 25 hour pre license course, business registration, and the general liability certificate above. Workers compensation applies once you have employees. A no employee operation still needs a Labor Commission waiver. Commercial auto covers the trucks working the Silicon Slopes corridor. An inland marine floater covers saws and ladders that move between lots.

Lehi Permits Still Apply Inside an Exemption

A state filing does not replace a city permit. The Lehi City Building and Inspections Department issues permits for the work that changes a structure. Basement finishes, electrical additions, and commercial remodels all go through the city’s portal. A permit on a job is also a signal to your insurer. The class on the policy has to match work that needs an inspection, not only work that needs a screwdriver. Lehi currently reviews plans against the 2021 I Codes, the 2020 NEC, and the adopted Utah amendments. Ground snow load is 43 psf. Frost depth is 30 inches. Those numbers show up on punch list callbacks when a door or a landing was installed to the wrong standard.

Certificates Win the Builder Book

The general contractors building this corridor prequalify their punch list crews. Bids die quietly when the certificate shows stale limits or a lapsed policy. Keeping the certificate current at the state minimums, with the builder listed correctly, is free market positioning. We handle certificate requests same day for our contractor clients.

New Build Punch Lists Along Traverse Mountain

Builders around Traverse Mountain and the lots west of I-15 sell finish packages with the home. Those packages look simple on the option sheet. They include baseboard, closet systems, door hardware, and a punch walk that has to survive the first Wasatch winter. A rejected punch item is a workmanship fight. General liability will not pay to recut the trim. Professional liability can. Snow load and frost depth on the city sheet are why a door that swung fine in October binds in January. Write the callback into the original scope, or write a new invoice that still respects the $3,000 and $7,000 lines.
