Henderson handyman contractor insurance: worker installing cabinet hardware in a desert kitchen

Henderson punch lists run on HOA calendars. Cadence and Inspirada boards want a door closer reset, a cabinet pull swapped, and a gate latch that actually catches. The work looks small until the invoice crosses Nevada’s $1,000 repair line. Henderson handyman contractor insurance has to fit that mix. It covers the helper on the ladder and the tools in the van parked off Water Street.

What Henderson Handyman Contractor Insurance Should Cover

The core package looks the same here as anywhere. General liability responds when your work damages someone else’s property or injures a third party. Workers compensation covers your helper, and Nevada requires it once you have employees. Commercial auto covers the trucks running between Anthem, Cadence, and the older blocks off Boulder Highway. An inland marine floater covers saws, ladders, and compressors wherever the job travels.

Henderson’s work mix adds two pressure points. First, HOA and property manager contracts here check certificates before you touch common area. Most now want $1 million per occurrence. Second, a punch list that starts as a $400 latch job can grow into a $2,200 door and frame replacement by noon. That is the moment the unlicensed exemption ends. Our handyman contractor insurance guide walks through what happens to the policy class when a job crosses that line.

Nevada’s $1,000 Line and the C-3 License

Nevada does not issue a handyman license. NRS 624.031 lets a person repair or maintain property under $1,000 in labor and materials. The exemption dies if a permit is required. It also dies for plumbing, electrical, heating, or air conditioning work. It dies when the work is part of a larger project of $500 or more. Crews that outgrow that line typically license under C-3 Carpentry, maintenance and minor repairs. The Nevada Administrative Code section 624.210 spells out the C-3 subclassifications. C-3a covers carpentry and repairs, including doors, windows, cabinets, and fixtures. Finish carpentry sits in C-3b. Steel reinforcing is C-14, and that is not a handyman class.

Each Nevada license also carries a monetary limit. That limit caps the size of any single contract. The board sets a bond between $1,000 and $500,000 based on that limit and the company’s finances. Contractors doing residential work also pay into the Residential Recovery Fund. Nevada does not make general liability a licensing checkbox the way Utah does. The HOA managers awarding Henderson work will not look at a bid without a certificate anyway.

Punch Lists in Cadence, Inspirada, and Anthem

Master planned neighborhoods here generate a steady book of small repairs. New homes come with a builder punch list. Older Anthem and Green Valley Ranch homes come with sun faded hardware and gates that sag in the heat. A crew that stays under $1,000 on each isolated repair can stay in the exemption. A crew that takes the whole punch list as one contract often cannot. Write the scope the way the board will read it. Photograph the work area before you start. Damage to the door you are hanging often sits outside general liability. The wall you ding in the hallway next to it is a different claim.

Tools, Heat, and the Van on Water Street

Summer jobs here start at dawn because metal hardware burns by 10 a.m. A compressor left in a closed van on Water Street or St. Rose Parkway cooks seals and batteries. Inland marine still has to list those tools at the value you would pay to replace them this week, not the price you paid five years ago. Commercial auto will not replace a stolen saw in the bed. Photograph the inventory. Lock the van. Tell your agent if you stage tools overnight at a Cadence or Inspirada lot. Overnight staging is a different theft story than a job you finish the same morning.
